Construction industry warns about rising product prices and supply delays

Lead times for brick supplies are forecast to increase this year with house builders advised to work closely with manufacturers to ensure delivery and mitigate delays. The Brick Development Association has said imports will help meet the current UK shortfall until new lines come on stream in 2023 and 2024. “While this may require flexibility around choice and specification, quantities should be sufficient to meet demand,” said the Association. The Construction Leadership Council’s product availability group, PAG, has flagged up [...]

Building industry lobbies Gove to revisit nutrient neutrality for rivers

About 40,000 new homes are being delayed mainly in Somerset, the Solent and Kent because developers are required to ensure rivers are nutrient neutral, claims the industry. The Construction Leadership Council, CLC, has written to housing secretary Michael Gove asking for him to come up with a long-term solution. CLC chair Andy Mitchell said: “This should recognise the negligible amounts of nutrient pollution arising from new housing and commercial projects and find effective means of reducing the significant nutrient pollution [...]

SME builders fight to get energy companies to pay for EV costs

Electricity companies rather than developers should pay for sub-stations to provide enough load for electric vehicle chargers in new homes, argues the National Federation of Builders, NFB. The trade body was reacting to prime minister Boris Johnson’s announcement that all new homes and buildings will be required by law to have electric vehicle charging points from next year. NFB chief executive Richard Beresford said members supported the green industry and the transition to electric vehicles but were critical about the [...]

Former police complaints investigator to head up New Homes Ombudsman Service

The new service to give redress for homebuyers of new-builds with snagging problems has moved a step closer to happening. The Dispute Service, which resolves government-authorised tenancy deposit protection scheme disagreements, has won the contract to develop and oversee the New Homes Ombudsman Service. New Homes Quality Board chair Natalie Elphicke MP said: “Consumers rightly expect new homes to be top quality – and to get great customer service too. “The ombudsman will be an independent customer guardian, making sure [...]

Developers and lenders collaborate to offer home buyers 95 per cent LTV

New build home buyers will be able to purchase property with a five per cent deposit through a new scheme launched this week. Barratt Developments, Bellway, Keepmoat and Vistry are among the 17 builders across England, Wales and Scotland who have signed up to ‘deposit unlock’. The UK’s second largest lender Nationwide and Newcastle Building Society are involved with more lenders expected to join early next year. Homes for Scotland chief executive Nicola Barclay said: “The industry has worked hard [...]

Over 150,000 new homes could be stalled due to a lack of product testing capacity

The building industry is proposing sub-contracting of testing and the temporary use of existing certificates for products to ease pressure on the UK’s imminent post-Brexit certification system. The chair of the Construction Leadership Council, CLC, Andy Mitchell has written an open letter to the business secretary Kwasi Kwarteng highlighting the lack of testing capacity and need for action. “A number of market failures have contributed to this situation including the relatively small scale of the UK construction products testing market, [...]

UK house prices in September show 12 per cent year-on-year rise

The average house price in the UK reached a record high of £270,000 - £28,000 higher than this time last year, reveal Office of National Statistics data. The sharp rise is being attributed to the rush to complete sales before the stamp duty holiday stops for properties worth less than £500,000. Hargreaves Lansdown senior personal finance analyst Sarah Coles said: “It was the busiest September for house sales on record. On the one hand, this rush for the deadline defies logic, [...]

Smaller builders still ignored by clearing banks for loans

Homes England’s chairman Peter Freeman told MPs there was still a real gap in the market among the major banks for lending to smaller housebuilders. Mr Freeman, the co-founder of the property developer Argent, related that 20 years ago he had walked into NatWest asking for a loan which he got within an hour of applying. But he said this was no longer the case and that clearing banks were only interested in lending to builders who constructed 500 homes [...]

Rules on office and shop conversions into homes to be fine-tuned

Permitted development rights, where offices and shops can be turned into homes without too much red tape, are likely to be kept in check, the housing secretary Michael Gove told MPs. Housing communities and local government committee chair Clive Betts MP highlighted that converting disused offices on an industrial park into housing was “not the best way to deliver homes”. Although he said he was glad the government had introduced space standards following criticisms last year that some developers had [...]

Housing minister Christopher Pincher said: “This money will build on our commitment to bring derelict and abandoned sites back to life, regenerating towns and cities as we [...]

Farming not housing should be limited to reduce river nutrient levels

Housebuilding in regions close to rivers is on hold because developers are being asked to fix the problem of high nutrients in the water before planning approval can go ahead. Savills has calculated 32 local authorities are affected resulting in 33,700 fewer homes being built a year in England and around 500 in Wales. National Federation of Builders head of housing and planning policy Rico Wojtulewicz said: “Developers should not be paying for the cost of others impacts but as [...]
