Ferry Lane | Walthamstow | £100M

Congratulations to Legal and General Group PLC (Head Office), that has officially submitted an application for the redevelopment of residential units at the site Ferry Lane Industrial Estate, Units 1- 9, Wickford Way, Walthamstow, London, E17 6HG. This project will be mainly privately funded, and it has been categorized as a Brownfield Contract project, which means that it will mainly consist of refurbishing, extending or repairing the existing infrastructure on the land. Legal and General will most likely use development finance for a project of this size due to the rates being competitive.

The client has gained planning for the development of the residential units. Legal and General Group PLC (Head Office) will begin the project in October 2017, and finish the entire development by October 2022. The entire project will finish development in 60 months. Upon completion, the development will span over a floor and a site area of 2069 square meters and 1.6 Ha respectively. In a total of 5 new structures, 440 individual residential units will be developed. The structures will rise as high as 16 storeys, and 29 parking spaces will be offered to the residents. To break it down, 244 one bed houses, 149 two bed houses, and 47 three bed houses will be developed to fill the structures.

Assael Architecture Limited and Savills Plc will take on the roles of the primary architect and the primary planner respectively. Cast Consultancy will act as the primary Quantity Surveyor for the entire redevelopment and refurbishing of the existing infrastructure. The lead landscape architect will be BCA Landscape.

Beverley Clifton Morris Limited will offer their consultancy services for Mechanical, Electrical engineering and Sustainability. The consultancy for Structural engineering will be provided by Atelier One and AECOM, while the primary civil engineering consultant will also be WSP Parsons Brinckerhoff (Head Office). GVA will be the project manager for this build/extension.

 

 

CBRE Limited Head Office is the proud project manager for this development. Galliford Try Partnerships South East is currently the main contractor and has won many of the subcontracts, including foundations and groundworks. The primary civils subcontractor is Henry Construction Projects Limited. OCL Facades Limited is also among the top scoring contractors, having won the subcontracts for external walls, walls, and windows. The framing subcontractor and M & E subcontractors are Corbyn Construction Limited and Otis Lifts Limited Head Office respectively.
